Town Center  B1 District Development  Goals:

 

Utilizing “smart growth” principles suggests locating higher density of mixed-use space where existing or required infrastructure occurs.  One of the main assets of the town of Norfolk is its MBTA commuter rail station, carrying over 3000 people per day to and from Boston.    The growth of the town center and its properties relies on further infrastructure improvements which are planned or underway.  Currently,  we  are insuring that both storm water and infrastructure connections for higher density development are in place while  also considering creating a wastewater infrastructure program for  a proposed new Public Safety Building and a new Middle School, which will be sized to accommodate existing and future business and commercial needs.


Southwood Hospital C6  District Development  Goals:

 

Studies have indicated that the Southwood development potential is between 600,00 to 1 million SF, depending on the mix of commercial uses and infrastructure capacity.

Property Assets:  The total site is 80+ acres, with infrastructure capacity currently being determined for sewerage, connections to waste water treatment facilities and town water supplies.  Currently, the town is completing an infrastructure analysis of the property, which includes waste-water, storm-water and traffic analysis. 

Location to Major Highways:  Located on highway Rt 1A, near Rt 1, patriot Place and the Norfolk MBTA Commuter Rail Station.  A commuter bus service to the site is under consideration by GATRA, serving transportation needs from the MBTA station and Southwood.

Alternative Energy Potential:  The site also has potential wind resources for a renewable energy program as a commercial supplement or utility resource.   The Massachusetts Renewable Energy Trust has indicated that Southwood has sustainable wind resources that may support commercial supplement energy.

Potential Uses:  The property could accommodate commercial, R and D, and Biotechnology Uses, which are allowed “as of right” by existing zoning bylaws.

The site has been approved for 43D Expedited permitting, and recently was awarded Silver status by the Massachusetts Biotechnology Resource Council in its Bioready Communities campaign, designed to showcase biotechnology and pharmaceutical ready sites in the Commonwealth to businesses worldwide.
